Wise Capital — closing three more Midwest acquisitions by Q1 2027
Wise Capital's near-term objective is closing three additional Midwest Class C acquisitions by the end of Q1 2027. To underwrite that pace of deployment, the firm sources approximately 200 properties per week — LoopNet listings, off-market broker inventory, direct owner outreach, and CDFI-referred deals — searching for the single value-add opportunity that meets our thesis: undervalued relative to gateway markets, operationally addressable through ForVue, and structured for patient debt at close.
The math is unforgiving. 200 properties sourced, 15–20 reviewed in depth, 3–4 underwritten to LOI, one that clears every filter. The rest get flagged into ForVue's deal-analyzer regardless — the deals I pass on are as instructive as the deals I close.
Bourbon Town — documenting the operating playbook
Bourbon Town Apartments hit 95% occupancy at the end of Q2 2026, up from 60% at close in December 2025. The next 90 days is documentation — capturing the operating playbook we used so the next three acquisitions run against a written standard, not against memory. Sequence, thresholds, vendor lists, tenant-communication scripts, screening criteria, CapEx cadence. If it lived in my head or in a group chat, it needs to live in a document instead.
ForVue — deepening the operator subscription
ForVue's operator subscription continues to mature against real portfolio data. The Weibull-Bayesian failure model gets more accurate as more service events feed back into the training set, so this phase is less about product features and more about running the data flywheel. Bank Origination Report product is on parallel track for lender pilots.
Wise Advisory — building the CDFI relationship map
Wise Advisory is in relationship-mapping mode across the CDFI, HUD, NMTC, and USDA lending community. Fewer engagements, deeper ones. The near-term goal is a small set of institutional relationships where Wise Advisory becomes the go-to structuring partner, not a widely-known one.
